Mortgage + Rent Calculator (ZIP-based) + Dividend Income + Margin
Enter a ZIP code to auto-fill location and generate a rate/rent estimate (you can override).
Add a dividend portfolio (optionally levered with margin) to see how much it can offset your mortgage or rent,
and how much faster extra cashflow could pay down principal.
ZIP → State/City
Mortgage payment + payoff model
Dividend + margin cashflow offset
Note: ZIP estimates are heuristic
1) Location (ZIP) + Mode
Auto-estimates → override any field
Taxes/insurance/HOA, credit score, rent detail, etc.
Saved locally
2) Mortgage Inputs
Monthly payment = P&I + taxes + insurance + HOA
Advanced mortgage costs
Optional
How “Auto” works: ZIP → state via ZIP lookup, then we apply a lightweight state-level heuristic for
mortgage rate spread, property tax %, insurance estimate, and a small credit adjustment. Always override with your real quotes.
3) Rent Inputs
Monthly rent estimate → override
4) Dividend Portfolio (offset)
Use income to pay mortgage/rent
Margin (optional)
Leverage the portfolio
Important: Margin can force liquidation during drawdowns. This tool models cashflow only (dividends vs margin interest)
and a simple “paydown” option. It does not model drawdown risk, maintenance margin, or tax nuance.
ZIP lookup uses a free ZIP API to infer city/state. Estimates then use a state-level heuristic.
If ZIP lookup fails, just type your state and enter your own rate/rent.

Important: Educational use only. Mortgage rates, rents, taxes, insurance, and margin rates vary by lender, borrower,
property type, and market. ZIP-based estimates here are approximate heuristics meant for planning, not quoting.
